How did all this talk of Coalition making a licensed game started?

So there were rumors dating back to MattyPlays, ACG and Nick that MIcrosoft was talking to Lucasfilm about something other than Indiana Jones.
Recently, Jez has now said that whatever the second game that Coalition is working on is under an absurd amount of secrecy, so much so that even HE, can’t find out what it is.
Some people are putting 2 and 2 together.
If it equals 4 is yet to be decided.
That guy has been on a roll lately…
As someone that loves Dune, I’d love that universe being playable. Just don’t follow the books.
Do a story with new/possibly multiple protags.
Story Gunfights Worm riding Melee combat with the Fremen Real political consequences, Obsidian style decision making.
It may not be guranteed a new IP yet. Basically want to keep the direction under guard
I think Coalition themselves confirmed it being a new IP during their Unreal 5 demonstration didn’t they?
Also if it wasn’t a new IP, why keep it under wraps?
Everythings early days even for Gears 6. Maybe they are still thinking of the next step and are hunkering down. For me, im not expecting anything else but Gears for a long time
